I believe my professional background gives me a unique perspective in today's very complex real estate market, both related to understanding the numbers and understanding people.  And living, working, going to church, and playing ball all over the metro since 1982 gives me a terrific working knowledge of where things are around the city.

As a seller, THE key variable is PRICING your property.  Starting my career as a CPA, and then working in industry with budgets, forecasting models, cash flow models, and even as a commercial insurance underwriter give me a VERY unique skill set compared to other real estate agents in Central Iowa.  Numbers  make sense to me, and to have the real estate agent that is representing often your biggest investment be able to provide you with intelligent, honest analysis of both competing properties and those that have recently sold should be a high priority for anyone hoping to get the highest possible return on that investment.  I work with my seller clients to understand their needs, then I structure a pricing program that will sell their property at the best price possible in the soonest time possible. 

Thinking of trying the For Sale By Owner route? Think you can pocket the commissions?  I firmly believe there will be more money in your pocket after using my services as a listing agent than if you try to sell it yourself AND it will be their quicker.  Why?  The answer is really quite simple - exposure.  A professional listing using the MLS gets you 1400 agents that want to do business with you.  PLUS, you save yourself the incredible headaches of lining up your own showings, conducting your own showings, and worst of all, negotiation directly with the buyer - a process that all so often turns emotional and winds up with no one winning.  And the quicker is almost a guaranteed result - since the vast majority of FSBO sellers wind up hiring an agent and have already lost the entire time during with it was For Sale By Owner.

As a buyer, the key is getting a responsive agent who will both respect and challenge the parameters you throw out.  As a buyer's agent, I am committed to making myself available on your timetable and most importantly I will NEVER try to sell you anything.  I offer advise and counsel, I show you properties, and when you decide you have found the right one I help you with the negotiations and the paperwork - all the way through the closing.
